These terms cover your use of this website and your stay at Fernalds Hill Loft, 270 Fernald's Hill Way, Stow, Maine (the "Property"), operated by 270 Fernalds Hill LLC ("we," "us"). By browsing this site or booking a stay, you agree to the terms below.

Bookings

Reservations are made through our booking partner, Guesty, or through Airbnb. The specific rate, deposit, payment schedule, and cancellation policy shown at the time of booking on that platform govern your reservation. This website is informational and does not itself process payments.

Eligibility

The primary guest making the reservation must be at least 18 years old and will be present for the stay. Bookings made under false pretenses, or intended for use by someone other than the registered guests, may be cancelled.

House rules

By staying at the Property, guests agree to:

No smoking or vaping inside the home. No pets. No events or parties. Check-in is 4:00 PM and check-out is 11:00 AM, with early/late requests accommodated when possible. Guests are responsible for following the checkout checklist provided at the property (trash, dishes, lights, and locking up).

Assumption of risk

The Property includes a sauna, cold plunge, hot tub, fire pit, golf area, home theater, and access to nearby ATV/snowmobile trails. Use of these features and the surrounding land is voluntary and at each guest's own risk. Guests with health conditions that could be affected by extreme heat or cold (as in a sauna or cold plunge) should consult a physician before use. Children must be supervised by an adult at all times around the spa features, fire pit, and water.

Damage & liability

Guests are responsible for any damage to the Property beyond normal wear and tear during their stay, which may be charged through the booking platform's damage deposit or protection program. To the fullest extent permitted by law, 270 Fernalds Hill LLC is not liable for injury, loss, or damage arising from a guest's use of the Property or surrounding trails and waterways, except where caused by our gross negligence.

Website use

This site's content — text, photos, and video — belongs to 270 Fernalds Hill LLC and may not be reproduced without permission. Links to third-party sites (our booking partner, Instagram, local attractions) are provided for convenience; we aren't responsible for their content or policies.

Governing law

These terms are governed by the laws of the State of Maine.
